Structural and cosmetic works on a fixed programme, from a single room through to a full strip-out and fit-out. Everything is quoted in writing after a site survey, and the price does not move once you have signed it off, unless you ask us to change the scope.

Only if you ask us to change or add to the scope, or if something is found that could not reasonably have been identified at survey, such as a concealed defect. Any change is agreed in writing before the work is carried out.
Where work requires building control sign-off or planning permission, we identify this at survey stage and coordinate the applications and inspections as part of the project.
Sometimes, depending on the scope. Where the work affects the kitchen, the bathroom or the services, we will tell you at survey stage what will be out of use and for roughly how long, so you can decide.
Yes. The constraints are identified at survey stage, because they affect both the scope and the consents needed. Where consent is required we coordinate the application before works start.
It depends entirely on the scope and the building. You get a programme with the quote, so the dates are agreed in writing before anything starts.
