About Systasis Properties

Systasis Properties is a contractor. We maintain buildings and carry out works on them. We do not let property, we do not find or vet tenants, we do not negotiate tenancies or serve notices, and we do not hold rent, deposits, service charge funds or any other client money. Our invoices cover work we have carried out, and nothing else passes through us.

That boundary matters when you are deciding who to call. If you need someone to market a flat or handle a tenancy, that is a letting agent. If you need the building looked after and the works done, that is us.

Most owners end up holding two relationships: a manager who takes the calls, and a contractor who does the work. We do both. A fault gets reported to us and we attend it, which means no coordination fee sitting between the report and the repair, and no second margin on the work itself.

Specialist trades are brought in where the work needs them, notifiably electrical and gas work in particular. We arrange, sequence and supervise them, and they are priced into the quote you sign off.

We work across the central boroughs: Westminster, the City, Camden, Islington, Kensington and Chelsea, Southwark, Lambeth, Hackney, Tower Hamlets and Wandsworth. Staying inside that footprint is deliberate. It means small jobs can be scheduled alongside other work nearby, and it keeps attendance times honest. See the areas we cover.
