Maintenance and repairs

An ongoing arrangement for a property or a portfolio: you report a fault once and it gets closed out, and the predictable work is booked in before something fails. This is the repair side on its own, without the wider management arrangement.

What is included

Reactive and planned, in one arrangement

Most owners want both. Fixing what breaks is cheaper when the predictable work is already scheduled.

01

Reactive repairs

Report it once and it gets dealt with.

  • One number and one email for all reports
  • Leaks, blockages and water damage
  • Heating and hot water faults via qualified trades
  • Doors, locks, windows and entry hardware
  • Making good after the repair
02

Planned maintenance

The work you can see coming, booked before it bites.

  • Seasonal checks and gutter clearance
  • Servicing coordinated and dates tracked
  • Redecoration cycles
  • Repairs scheduled between tenancies
  • Condition recorded on each visit
03

Records

A written history per property.

  • Every job logged against the property
  • Costs reported against the quote
  • Photographs where they evidence condition
  • Recurring faults flagged with a recommendation
  • A record you can hand to an accountant or a lender
Typical clients

Who we do this for

Anyone who owns or runs a building and does not want to be the one chasing trades.

Landlords and managing agents

Tenanted residential property, single units or portfolios.

We arrange access with the occupier directly and confirm the fault closed back to you. Where an agent holds the client relationship, the reporting is shaped to their records.

Commercial occupiers and freeholders

Offices, retail units and common parts.

Work staged around trading hours where the unit stays open. For blocks, communal repairs and inspections are recorded so a board has something to keep.

Process

How the job runs

Every repair, however small, is priced and signed off the same way. Site survey, fixed written quote, scheduled works, then a joint sign-off. See the full process.

FAQ

Common questions

More on the general FAQ page.

How quickly can you attend?

It depends on the fault and the current schedule. Get in touch with the details and we will tell you when we can attend before you commit to anything.

Do you offer a 24 hour emergency service?

We do not advertise a 24 hour call-out. Our hours are Monday to Friday, 8:00 to 18:00. Tell us what the building needs and we will be straight with you about what we can commit to.

Is this the same as your property management service?

No. This covers the repairs and the servicing. Property management is the wider arrangement, where we also hold the day-to-day running of the property and report on it. Many owners start here and move across later.

Do you charge a standing monthly fee?

No standing fee is required to use us. Work is quoted and invoiced as it arises. Where a portfolio wants a set programme of planned visits, that programme is quoted in advance as its own scope.

Who do tenants contact when something breaks?

Whichever you prefer. Tenants can report faults to us directly, or you can pass them on. We only use occupier contact details to arrange the works.

Tell us what needs looking after and we will quote it.

Monday to Friday, 8:00 to 18:00.
