Project management for landlords and investors

For owners who are not going to be standing in the property while the work happens. We take the job from scope to handover: what needs doing, what it will cost, who is on site and when, and what state it is in at the end. You get the reporting without the site visits.

What is included

What running the project means

One party accountable for the whole job, from the first survey to the final certificate.

  • Costs reported against the original quote

Typical clients

Who this suits

Owners whose time is worth more than the site visits it would take to run the job themselves.

Remote and overseas owners

Owners who cannot attend the property.

Written updates and photographs at agreed points, so you can see the state of the work without being in the country. Decisions that need you are put in writing with a recommendation and a price.

Portfolio investors

Owners running works across several properties.

Each property is quoted, programmed and reported separately, so the costs stay legible per unit. Where works run in parallel we sequence them so the same trades are not double-booked.

Process

How the job runs

The stages are the same, and we sit between you and all of them. Site survey, fixed written quote, scheduled works, then a joint sign-off. See the full process.

FAQ

Common questions

More on the general FAQ page.

How is project management charged?

It is priced into the written quote for the works, so you see one figure for the job. Where you want us to manage trades we are not carrying out ourselves, that is quoted as a separate line before instruction.

Do I need to be in the country?

No. Written updates and photographs go out at agreed points, and any decision that needs you comes with a recommendation and a price so it can be settled by email.

Will you work with a contractor I have already appointed?

We can coordinate other trades on site, and that is quoted as a separate line. Where the quality of another contractor is outside our control, we report on it and we do not take responsibility for their work.

What happens if costs look like going over?

You hear about it before it happens. The quote is fixed, so an overrun only arises from a change you have asked for or a concealed defect, and either is put to you in writing with a price before we carry on.

Can you advise on what is worth spending money on?

We will tell you what the building needs, what is cosmetic, and what will cost more if it is left. We do not give investment or valuation advice, and we do not forecast what a change will do to rent or resale value.

Tell us what you own and what you want done with it.
