Tenanted homes and communal areas looked after day to day.
From one room to a full strip-out, on a written programme.
Small jobs cleared properly, bigger jobs run for you.
The building decides what the job involves. These are the things we check first here.
Much of Westminster sits in conservation areas, and a large share of its houses are listed. Works that would be routine elsewhere, such as replacing windows, changing a shopfront or altering a facade, can need consent here. We flag that at the site visit so it is in the quote and the programme, not discovered halfway through.
Red-brick and stucco mansion blocks are common from Marylebone to Pimlico, often run by a freeholder, an RMC or a managing agent. Work inside a flat usually needs the landlord’s consent under the lease, and communal works need planning around residents. We work to the building’s rules on access, lifts, parking and working hours.
Areas we cover in Westminster (W1, W2, W9, SW1 and parts of NW8):
Free site visit, itemised written quote, a programme agreed around the occupier, regular updates, then a joint walk-through at handover. See the full process.
We cover the whole borough, from Pimlico and Victoria up to Maida Vale and St John’s Wood. Tell us the postcode when you enquire and we will confirm.
Yes. Listed and conservation area constraints are identified at the site visit, because they affect both the scope and the consents needed. Where consent is required, we coordinate the application before works start.
Yes. We can provide the written scope of works a freeholder or managing agent will usually ask to see before granting consent, and agree access and working arrangements with the building directly.
Noisy work normally runs within the council’s standard hours on weekdays and Saturday mornings, and many blocks set tighter rules of their own. We agree hours with you and the building before the programme is fixed.
We also work in Kensington and Chelsea, Camden and across central London.
Monday to Friday, 8:00 to 18:00.
