Where a landlord, freeholder or board wants the day-to-day running of a property taken off their hands, we take it on. That covers tenanted flats and houses as well as the communal areas of a block. Because we carry out the work ourselves, most repairs do not need a separate contractor bringing a separate margin.

Entrance halls, stairwells and external fabric belong to the building and not to any one flat. We maintain them for freeholders, residents’ management companies and RTM companies to a schedule you agree in advance.

Do you collect rent?

No. We do not collect rent, and we do not hold deposits or client money. Our invoices cover the work we have carried out, and nothing else passes through us.

Do you hold service charge money?

No. Service charge funds stay with the freeholder, the management company or its accountant. We invoice for the work we carry out and hold no client money.

Can you manage a portfolio rather than one property?

Yes. We keep the reporting per property, so you can see what each one has cost across the year.

Do you work for managing agents as well as landlords?

Yes. Where an agent already holds the client relationship, we act as the maintenance contractor behind it, with reporting suited to their own records. Quoted works still go in writing to whoever is instructing us.

Who arranges access with the tenant?

We do, directly, unless you would rather do it yourself. We only use occupier contact details to arrange the works.

Do you prepare service charge accounts?

No. We do not prepare accounts, issue demands or handle company filings. We look after the building fabric.
