The questions clients ask most often before instructing us.
Do you manage property, or just carry out the works?
Both. Where a landlord, freeholder or management company wants ongoing responsibility taken off their hands, we manage the property day to day and deal with repairs as they arise. We also run one-off projects. Either way the work is carried out by our own team, so you are not finding or chasing separate trades yourself.
Do you manage blocks and communal areas?
Yes. We look after common parts for freeholders, residents’ management companies and RTM companies, covering communal repairs, redecoration, external fabric and scheduled inspections. Quoted works are put to the board in writing before anything is instructed.
Do you collect rent or hold deposits?
No. We do not carry out letting agency work, we do not collect rent, and we do not hold money or deposits belonging to landlords or tenants. Our work is managing and maintaining the building itself.
Is the site visit really free?
Yes. The consultation, the site visit and the written quote that follows it cost you nothing, and you are under no obligation to instruct us afterwards.
Do you provide written quotes?
Yes. Every job is quoted in writing before work starts, following the site visit. The quote is itemised and states what is included and what is not. Most jobs are quoted as a fixed price. Where a scope genuinely cannot be pinned down in advance, we say so at the visit and agree in writing how it will be charged before any work starts.
Do you work with managing agents?
Yes. We regularly work directly with managing agents and landlords, including for multi-unit and end-of-tenancy refurbishment, with reporting suited to a portfolio of properties.
